Priced out of the Plateau and Rosemont, wants the metro and a real main street. New-construction condos on and around Ontario Street are the usual entry point, often with parking that the central boroughs cannot offer at the price.
Entry pointAlready lives in the east end and wants more room: a renovated duplex converted to a single home, or a house further east in Mercier. Knows the streets and is buying the block, not the borough.
Move-up buyerCafés, bakeries and shops along Ontario Street, with the public market at its east end. Condos within a few minutes’ walk of the strip are the most sought-after in the neighbourhood.
The former city of Maisonneuve, annexed to Montreal in 1918, left a cluster of Beaux-Arts buildings (the market, the old city hall, the Morgan bath) and some of the best-kept residential blocks in the east end.
The blocks north toward Sherbrooke sit close to the Olympic Park, the Botanical Garden and Maisonneuve Park. Higher prices than the rest of Hochelaga, and the quietest streets.
Closer to the port, the rail lines and truck traffic on Notre-Dame Street. Prices are lower for a reason. Visit on a weekday, and for a new building ask what the lot was used for before.
New condo buildings, renovated triplexes and a much stronger Ontario Street have changed the neighbourhood faster than prices have moved. That gap is why I watch Hochelaga closely.
Centris reports Hochelaga together with Mercier as one borough. Most single-family sales are in Mercier, further east. Price a house in Hochelaga against nearby sales, not the borough median.
Prices can differ sharply between streets a few blocks apart: near the park, near the market, or next to the rail line. Comparables have to come from the same pocket, not the same postal code.
