  1. 01

    Budget and pre-approval

We set your comfortable monthly number first, then the price range. I can refer you to a mortgage professional, or you bring your own.

  2. 02

    A search matched to you

Listing alerts set to your criteria, and visits planned around your schedule. Before each visit, you know what the property is worth and what it costs to carry.

  3. 03

    Research before the offer

Recent sales to check the price. For a condo, the financial statements, minutes, contingency fund study and syndicate certificate. For a house or plex, the certificate of location, the seller’s declaration and the inspection.

  4. 04

    Offer, conditions, notary

I prepare and negotiate your promise to purchase, track each deadline, and stay with you to the keys.
