What does a buyer’s broker cost me?
In most purchases, nothing out of pocket. My commission usually comes from the one the seller already pays their listing broker, and it is set out in writing before we start. If a property is sold without a broker, we agree on how I’m paid before any visit.
Do I need pre-approval first?
Not to start. We can talk before you apply. You do need it before we make an offer: it tells you your real ceiling and holds a rate while we search, usually for 90 to 120 days.
How does the welcome tax refund work?
For purchases from 2026, Quebec gives first-time buyers a refundable tax credit on the welcome tax (droits de mutation): 100% of the first $5,000, plus 25% of the next $3,500, up to $5,875. It shrinks above $750,000 and is zero at $1,000,000. You pay the city’s invoice first, then claim the credit from Revenu Québec. If you expect more than $1,000, you can ask for an advance payment. First-time buyer means neither you nor your spouse owned a home you lived in during the previous four years. On a $400,000 condo in Montreal the welcome tax is about $4,110, so it is fully covered.
