Montreal's Iranian community is one of the largest and most established in Canada. While the community has spread across the city and suburbs over the decades, certain neighbourhoods consistently attract Persian families for reasons that go beyond price. This is a practical breakdown of where the Iranian community lives in Montreal, what each area offers, and what the real estate market looks like in each one.

Cote-des-Neiges: The Historical Hub

Cote-des-Neiges has been the centre of Montreal's Persian community for more than three decades. The concentration of Iranian grocery stores, Farsi-speaking professionals, Persian restaurants, and cultural organizations in CDN is unmatched anywhere else in the city. For newcomers to Montreal who want immediate community immersion, CDN is the natural starting point.

The real estate market in CDN is genuinely diverse. Condominiums are available along Cote-des-Neiges Road and near the Snowdon and CDN metro stations, with entry prices typically in the $350,000 to $500,000 range depending on size and condition. Plexes are scattered throughout the neighbourhood and represent strong investment opportunities, with rental demand driven by proximity to Universite de Montreal, HEC, and several major hospitals. Single-family homes exist in the quieter residential streets of the borough, though inventory is limited and competition is consistent.

CDN is not the least expensive neighbourhood in Montreal, but it offers a combination of community, transit access, and property diversity that is difficult to replicate.

NDG: Family-Friendly and Within Reach

Notre-Dame-de-Grace sits directly west of CDN and shares much of the same community character while offering a more residential feel. The streets around Monkland Avenue are among the most sought-after in Montreal for families who want walkability, good schools, and proximity to Westmount without the Westmount price premium.

NDG is popular with Persian families who want the cultural proximity of CDN combined with quieter streets and more diverse property types. Duplexes and triplexes work particularly well for families interested in multi-generational living or supplemental rental income. Entry prices for single-family homes in NDG typically start around $750,000 to $900,000, with condos available from $350,000.

Dollard-des-Ormeaux: The Family Suburb

Dollard-des-Ormeaux on the West Island has become one of the most popular destinations for Iranian families with school-age children. The reasons are consistent: detached homes with yards, top-ranked English schools, an established Persian community with its own grocery stores and social networks, and highway access that keeps the commute manageable.

DDO offers something increasingly rare in Montreal: single-family homes with meaningful outdoor space at prices that remain competitive relative to comparable island properties. A detached four-bedroom home that would cost over a million dollars in NDG or Outremont can often be found in DDO for $750,000 to $900,000. For families prioritizing space and school quality, that gap matters.

The trade-off is car dependence. DDO is not walkable in the way that CDN or NDG is. For families where that is acceptable, it is one of the most practical choices in the Montreal area for this stage of life.

Westmount: Prestige and Long-Term Value

Persian professionals and entrepreneurs have long been drawn to Westmount, and the reasons are straightforward. The schools are among the best in Quebec. The architecture is among the finest in the city. Property values have demonstrated consistent resilience through every market cycle. And the prestige associated with a Westmount address carries practical consequences for long-term asset value.

Entry-level Westmount condos begin around $500,000. Single-family homes start closer to $1.2 million and rise significantly from there. For buyers with the budget, Westmount is not simply a luxury purchase. It is a long-term financial decision with a track record to support it.

Ville-Mont-Royal: Space Without Compromise

The Town of Mont-Royal, or TMR, is an incorporated municipality surrounded entirely by Montreal. It offers large lots, quiet streets, top bilingual schools, and an exclusivity that comes from its unusual status as a self-governing town within the city. Iranian families who have outgrown a condo or plex and want to move into a large single-family home without leaving the island often land in TMR.

Prices are significant, with most detached homes starting above $1 million, but the value proposition is strong for buyers at that budget level. TMR has historically appreciated steadily and maintains a stable, high-income demographic that supports long-term property values.

Outremont: Culture and Prestige

Outremont sits north of the Plateau and borders the Universite de Montreal campus. It is a neighbourhood of tree-lined streets, heritage architecture, and one of Montreal's most concentrated populations of academics, professionals, and established families. Iranian professionals drawn to the intellectual and cultural character of the neighbourhood, combined with strong schools and walking distance to Parc du Mont-Royal, have increasingly settled here.

Inventory in Outremont is perpetually tight. Properties sell quickly when correctly priced, and the neighbourhood does not reward speculative overpricing. Buyers need to be pre-approved and prepared to move decisively.

Choosing the Right Neighbourhood for Your Situation

The right neighbourhood depends on where you are in life, not on where the community is most concentrated. A newcomer prioritizing community support and transit access should look at CDN first. A family with children focused on school quality and space should compare NDG, DDO, and TMR. A professional investor building a rental portfolio should look at CDN, Rosemont, and Verdun for plex opportunities. A buyer at the top of the market seeking a long-term prestige asset should evaluate Westmount and Outremont seriously.

I work with Persian and Iranian clients across all of these neighbourhoods. If you want an honest conversation about which area makes the most sense for your specific goals, book a free consultation and we can work through it together.
